The Virtual Appraiser has researched the comparable data base of Home Pro, Inc. for "sold" property in the target property's market area and has selected a minimum of four recent sales of properties most similar and approximate to the subject property. The Virtual Appraiser, a sophisticated computer application, has searched the data base for sales comparable to the target property. If a significant item in a comparable property was superior or inferior to the target property, it was not chosen .

2. In it's estimate of "typical" value the Virtual Appraiser has developed it's report based on certain factors that impact value. The Knowledge and experience necessary for the identification and quantification of those factors is based on more than thirty years appraisal experience. The Virtual Appraiser staff believes, to the best of their knowledge, that all statements and information in the Virtual Appraiser report are true and correct.
